Spend early: the survey, the electrics, the insulation
A proper measured survey costs a few hundred pounds and stops every drawing after it from being wrong. Rewiring and insulation are disruptive and unglamorous, but doing them behind a wall that’s already open is a fraction of the cost of opening it again in five years.
Spend last: finishes you can change without a contractor
Paint, light fittings and window dressings are the easiest things to get wrong on a screen and the cheapest to change later — so we deliberately leave them until the room is built and you can see how daylight actually moves through it.
